Finding a Property

The first step to securing a property is to complete a pre-application. Once you’ve viewed a property with one of our agents and registered your interest, we’ll email you an Invite to Apply.

Please note: this is not a reference check. It’s a short pre-application form that allows us, as the agent, to present your details to the landlord and help them make an informed decision.

What is a Pre-Application?

Think of it as your passport to your new home.

It gives the landlord reassurance that you’re serious about renting, financially suitable, and likely to be a reliable tenant. It’s essentially your letter of introduction, a simple way of sharing the key information a landlord needs before moving on to full referencing.

By completing the pre-application, you’ll speed up the process and put yourself in the best position to secure the property you love.

How It Works

Completing a pre-application puts you in a stronger position and speeds up the process of securing your new home.

Just like a job applicant with a strong CV, filling out a

Pre Application shows landlords you’re serious, reliable, and ready to move. It captures all the key information a landlord or agent needs upfront, helping you stand out from the crowd.

Viewings Process

All viewings are conducted in person, as we do not offer virtual viewings. However, if you’re unable to attend, you’re welcome to have a friend or family member view on your behalf and connect with you via video call.

If you wish to proceed after the viewing, we’ll then need to meet you in person or arrange a Microsoft Teams call to complete the next steps.

The next step - References

There are no longer any tenancy fees for tenants as of the 1st June 2019. However, the below still applies....

Having decided on the property you would like to rent you will need to:

  • Complete an online application form
  • Provide photographic ID and your National Insurance number
  • Sign our Terms & Conditions
  • Prove your Right to Rent in the UK
  • Supply any additional documentation (if applicable)

Referencing & Approval

You’ll be given time to complete your documentation carefully to ensure everything is accurate. Once submitted, the forms are passed to an independent agency who will carry out credit checks.

We’ll also complete affordability assessments, including checks on income, landlord references, and employment references.

Once all checks are successfully completed and your application is approved, we’ll be in touch to arrange your move-in date.

Holding Deposit

A holding deposit is required to reserve a property, subject to contract.

The deposit must be paid within 48 hours of your application being accepted and before the property is withdrawn from the open market.

Please note: the holding deposit will not be refunded if the tenancy does not proceed due to any of the following:

  • You or any proposed joint tenant change your mind after references have been sought, documents prepared, or preparations for the tenancy started.
  • The tenancy does not commence within one calendar month of paying the holding deposit due to any action by you.
  • You or any joint tenant fail the credit check, or references from previous landlords are not satisfactory.
  • Your references reveal misleading or incorrect information that cannot be construed as an honest mistake.

It is important to note that paying a holding deposit does not obligate the landlord to grant the tenancy, does not constitute an offer of tenancy, and does not guarantee any other property. No interest is payable on the holding deposit.

Refundable Circumstances:

The holding deposit is fully refundable if the landlord decides to withdraw from the tenancy for personal reasons.

Start Your New Chapter

Once we have agreed and secured a move in date, we will arrange a convenient time for you to pop into our office to collect the keys and complete all the final documents. The draft AST agreement will be emailed between 3-5 working days prior to move in day to reduce the time spent in the office and eliminate any concerns with the contract if any at all.

Your appointment will be approximately 5 minutes or so to do the key handover.

You will also be provided with a digital Inventory Report of the property within 2-3 days after your move in day. This report will give you the opportunity to check the and amend if required. This report will need to be web signed and returned to us within 48hrs. If we do not hear back from you within 7 days, we will accept that you are happy with the information provided and close the file.

Before we can release the keys, all parties aged 18 years and over will need to have signed the tenancy agreement, and all remaining monies must be paid in full.
